273 Pepes Farm Road, Milford and 181 Research Drive, Milford

KBC Electronics Inc. purchases an 8,044 SF industrial building located at 273 Pepes Farm Road, the Baron Consulting headquarters, for $630,000.

This acquisition converts KBC Electronics from tenants in Orange, CT into building owners in Milford. Founded in 1986 as an electrical and electromechanical contractor, KBC products are now used in the automotive, medical, military, and residential markets worldwide.

KBC Electronics acquired the property from Baron Consulting’s founder and technical director Harry Agahigian. Baron will move their 273 Pepes Farm Road operation to their newly leased 3,200 SF premises at 181 Research Drive, Milford, CT. Their new location is already fitted out with a working laboratory, which is necessary for the consultancy’s operations which include; chemical analysis, and environmental, biochemical, biotechnical, and industrial hygiene testing.

Angel Commercial represented all parties in the purchase and lease negotiations. Angel states, “the needs and requirements of KBC Electronics and Baron Consulting were ideally matched in terms of property specifications and timings”.

43 Eastern Steel Road, Milford 

American Custom, LLC, relocates to Milford from Fairfield through leasing approximately 3,000 SF of industrial space at 43 Eastern Steel Road. Founded in 1998, American Custom creates custom motorcycle exhaust pipes that control performance and sound to enable the rider to change the sound of their bike from loud and rumbling to street-friendly. Angel Commercial represented both parties in this transaction.

300 Benton Street, Stratford

Cactus L.L.C. purchases an 11,181 SF industrial building located at 300 Benton Street in Stratford for $760,000 from 300 Benton Street Associates L.L.C. Cactus will occupy 4,500 SF for light assembly and storage with the balance of the building leased to multiple long term tenants. Angel Commercial represented both the seller and purchaser in this transaction.
